Scope of Works

Our monthly servicing schedule of works is as follows:

Normal Preventative Maintenance Service of:

Chilled Water Air-conditioning Units

  • Removal and cleaning of FCU Filters

  • Check and lubricate all bearings

  • Check and rectify all fan rotations

  • Check and balance fans

  • Check and clean all electrical panels

  • Clean drain pans and condensate trays

  • Chemical clean all condensate lines

  • Check and rectify all controls cabling and programmes

  • Check and rectify all programmes

  • Verify correct operation of all machines

  • Wash all outdoor units

  • Check and clean all outdoor electrical panels

  • Check and rectify all outdoor controls

  • Repair any surface rust

  • Check Cooling Tower for normal operation

  • Lubricate Bearings

  • Cooling Tower water treatment

 

VRV Units

 

Indoor Unit

  • Check ambient/room temperatures and record.

  • Remove and wash air filter

  • Check indoor fan motor and clean air conditioners panels

  • Check and clean condensate tray/drain

  • Inspect bearings for noisy operation

  • Check fan blade and clean

  • Check condition of coil for corrosion and lint

  • Inspect coil for built up of dirt

  • Check control and operating switches

  • Check individual remote controllers for any fault and report

  • Check schedule timer and system configuration for all VRV units

  • Check master/salve selection on controllers, set as required

  • Check for malfunction code in the indoor PC boards, if any report

  • Check all safety devices and see they are all operational

  • Check inter-unit connection and transmission connection

  • Check cooling efficiency and air flow for each indoor unit

 

 

Outdoor Unit

  • Check external appearance for rust on condensing units

  • Check and record high and low pressures

  • Check and record amperages for all compressors

  • Check compressor fitting for gas/oil leaks and report

  • Check liquid and gas pipe connection

  • Check system configuration on outdoor PC board

  • Check inverter/standard compressor operation and record

  • Check all safety devices and see they are all operational

  • Check and clean fan blades

  • Remove dirt and debris from fan inlet screen

  • Inspect coils for built up of dirt

  • Check pipe supports, receiver and suction line accumulator for corrosion

  • Leak test the installation and inspect visually for leakage

  • Check operating pressures

 

Split Type Air Conditioner - Wall mounted

  • Clean indoor filters and wipe cover.

  • Check operating temperature and pressure and record

  • Brush coil and blower

  • Check condenser for status

  • Lubricate moving parts

  • Check for wear and tear

  • Check for corrosion

  • Check motor temperature

  • Check seals and motor bearing

  • Check electrical wiring and terminals

  • Check fan rotation

  • Check for undue noise and vibration

  • Check and clean condenser coils

 

Split Type Air Conditioner – Outdoor Unit

  • Clean the coil (condenser) and wash with water and chemicals.

  • Clean the condenser fan

  • Clean compressor

  • Check for undue noise

  • Check the electrical components (capacitor, terminals etc)

  • Check valves for leaks

  • Check gas pressure and top up if necessary.

  • Wipe outdoor unit.

  • Check and clean all drain trays

  • Status of machines – an inventory of all machines within the premise will need to be carried out before commencement of work and all defects identified before rectification
